How to Calculate Home Loan EMI & Interest

This home loan calculator answers two questions people usually ask separately: what the instalment will be, and what the borrowing actually costs. Working out how to calculate home loan EMI uses the same reducing-balance expression as any other loan — EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), with r as the annual rate divided by 12 and then by 100, and n as the tenure in months. What makes housing finance different is not the formula but the scale of n. A 30-year term is 360 instalments, and that single fact dominates everything else.

Take ₹50,00,000 at 8.5%. Over 10 years the EMI is ₹61,993 and the total interest is ₹24,39,141 — about 49% of what you borrowed. Stretch the same loan to 30 years and the EMI falls to ₹38,446, but the interest climbs to ₹88,40,443, or roughly 177% of the principal. You repay nearly three times the sanctioned amount. The EMI drops by 38%; the interest nearly quadruples.

Anyone asking how to calculate home loan interest, or how to calculate housing loan interest for a specific year, should read the amortization schedule rather than divide the total by the term, because the split is violently uneven at long tenures. On that 30-year loan, year one costs ₹4,23,550 in interest against just ₹37,798 of principal — over 90% of your first year's payments buy nothing but time. By year thirty the position inverts completely: ₹20,558 of interest against ₹4,40,791 of principal.

That asymmetry is why prepayment timing matters more on a home loan than on any other product. A lump sum in year three removes principal that would otherwise accrue interest for twenty-seven more years; the same sum in year twenty-five removes almost nothing. Home Loan Tax Benefits (Section 24b & 80C)

A home loan is the only borrowing in India where both halves of the EMI attract relief, and the two deductions sit in different parts of the Act with separate ceilings.

  • Section 24(b) — interest. Up to ₹2,00,000 a year on a self-occupied property. On a let-out property there is no per-property cap on the interest claim, though total loss from house property that can be set off against other income is limited to ₹2,00,000 a year, with the balance carried forward for eight years.
  • Section 80C — principal. Up to ₹1,50,000 a year, shared with PPF, ELSS, life insurance premiums and the rest of the 80C basket. Stamp duty and registration charges qualify too, but only in the year they are actually paid.
  • Section 80EEA — additional interest. Up to ₹1,50,000 over and above Section 24(b) for first-time buyers meeting the stamp-duty-value and sanction-date conditions, where the loan was sanctioned within the scheme window.

Two conditions catch people out. All of this is available only under the Old Tax Regime— the new regime under Section 115BAC surrenders both deductions for a self-occupied property. And the Section 24(b) claim only begins in the year construction completes: interest paid during construction is accumulated and claimed in five equal instalments from that year, not in the year it was paid.

Read against the numbers above, the relief is real but bounded. On the 30-year loan, year one's ₹4,23,550 of interest far exceeds the ₹2,00,000 ceiling, so more than half of it earns no deduction at all. Tax benefits soften a long tenure; they do not justify one.

EMI stands for Equated Monthly Instalment — a fixed amount you repay each month for your home loan. It comprises two parts: the principal repayment (reduces the outstanding loan) and the interest charged on the remaining balance. In the early years, most of the EMI goes towards interest; this ratio flips gradually as the loan matures.

EMI = P × r × (1 + r)^n / [(1 + r)^n − 1], where P = Principal loan amount, r = monthly interest rate (annual rate ÷ 12 ÷ 100), and n = loan tenure in months. For example, ₹50 lakh at 8.5% p.a. for 20 years gives an EMI of approximately ₹43,391.

Three factors directly influence your EMI: (1) Loan Amount — a higher principal means a higher EMI. (2) Interest Rate — even a 0.5% change significantly impacts the total interest outgo over a long tenure. (3) Tenure — a longer tenure lowers the EMI but increases the total interest paid. Balancing these is key to choosing the right loan.
